   Cape Town Holiday, Private Property & Villa Rentals – General Information

A
Accommodation
This is self catering accommodation. The rental does not include every day living or household expenses, personal items, staff meals, any baby’s equipment, telephone charges, holiday insurance, damages deposits or additional staff hours or services. These conditions are general and may vary; you will be informed of any significant changes.

Arrival & departure times
The properties are usually available from 9am on arrival day with departure before 5pm on departure day. Where possible the timing can be changed to suit you provided we are told early enough and all the parties agree.

Additional Services
Chefs and additional staff including chauffeurs, personal trainers, masseurs’ and party planners can be arranged. Please also let us know what additional items may be required as soon as possible so that we can try and assist you.

Booking deposit
A 30% booking deposit is due on signature of the contract by both parties. A damages deposit is also required on full payment.

Car Hire
We recommend that your hire a car. The car-hire company can arrange to collect you from the airport and drive you to your holiday home, leaving the car for your use. At the end of the holiday, the company can collect you and return you to the airport. We recommend the Cape car Hire Company at

Contract Point
A Contract will come into force between the Property Owner and you the Tenant on signature of the contract by both parties and payment of the booking deposit has been received.

Damages deposit
Accidents do happen and payment for any damages will be required. A deposit is required (as an indemnity against breakages, telephone calls or other charges), payable on final balance of rental. We hold the deposit as a stakeholder in a deposit account and it is returnable, less deductions 14-21 days after departure.

Driving
The main roads are good, and even the un-surfaced roads are usually quite smooth. Driving is on the left, as in Britain. Tolls are charged on some major roads. The general speed limit is 120 kmh (75 mph) on freeways (motorways) and marked sections of main roads away from towns where traffic is light. In populated areas it is 60 kmh (37 mph) unless otherwise posted. There are police traps, seat belts must be worn and it is illegal to use a mobile phone whilst driving. Although common practice “undertaking “is illegal, beware of cars on the inside. Keep your doors locked. An international driving licence is required. Petrol stations are generally open 24 hrs a day.

Electrical Appliances and Voltage
Most electrical appliances work normally in South Africa at 240v but this cannot be guaranteed. You will need to take a travel adaptor plug. Power cuts can occur.

Flights
Book as early as possible to secure the most suitable dates and prices. Flights to Cape Town get booked very early for December and January; this is peak season. The airlines during this period will provide extra flights because of the demand but seats can still be difficult to obtain. We recommend Chelsea Travel for flights. House Notes
Detailed notes in each villa explain the workings of the house with emergency numbers, the maid services and local services etc. Please refer to them for advice and guidance.

Insurance
It is essential that clients are covered by adequate insurance. It is part of the contract and in your interest. You must have adequate holiday insurance including cover for cancellation, loss of life, personal injury, theft, weather, accidental damage, fire, infestations and medical expenses.

Local Representation
A member of Cape Private Properties staff will meet you at your holiday home on arrival and on departure. Should you have any complaints or problems let us know, it is our aim to resolve them as quickly as possible. We are available to help.

Linen & towels
All linen and towels (including beach towels) are included.

Nursery Hire
We have a number of cots and highchairs available to hire at R35 +Vat per item per day charged automatically to your account.

Rental period & availability
There are no specific arrival or departure days. Almost without exception, the minimum rental period of 14 nights is required. Charges are per night. The majority of properties are only available during local school holidays, however a number are available for longer periods during the year.

Safety
As in any property but in particular unfamiliar ones, there are always risks for children especially around swimming pools (even with pool fencing), trampolines or any structures and equipment provided in or on the property. Children must not be left unsupervised and you should take extra care at all times, if necessary hire extra staff. Some properties have guard dogs.

Special Needs
Whilst we do everything we can to provide the highest level of customer care; we are not specialist operators in the field of providing houses for the disabled. The houses are not equipped to cater for the needs of disabled clients. You must be fully satisfied that you have made the correct choice before you book and confirm your house.

Staff
Please note that certain overseas standards are often quite different than those accepted as the “norm” in Cape Town and South Africa this can include the levels of service and the reliability of the staff. You should also be aware that the legal and health and safety requirements are lower in standard than those to which you maybe accustomed. Be patient. The majority of the houses have staff. However, days, working hours and services do differ depending on the staffs’ employment terms. These costs are included in the rental except additional hours or services. Staff duties only include:

  • Making the beds
  • Washing and ironing
  • Cleaning the house
  • Washing the dishes
    Please be concise regarding your instructions to the staff particularly in regards to washing, ironing and any specific help or assistance you may require. Be patient. Please note that they are regarded as a members of the family, please treat them with respect and be reasonable with your requests.

    Useful information

  • Book early for restaurants in Dec/Jan/Feb, this is peak season.
  • Smoking is banned in public places; most restaurants have designated smoking areas.
  • The Cape has some of the Worlds most spectacular golf courses, book early.
  • Tap water in the Cape Town area is safe for drinking.
  • You cannot buy petrol with a credit card.
  • VAT can be claimed for most purchases over R250 at the airport.
  • Normal shopping hours are 9am to 5.30pm, major shopping centres open longer and are open all day Saturday and Sunday.
  • Banks are open 9am-3.30pm; Saturdays until 12pm. ATMs are open 24 hours.
  • Be security conscious.
  • Most Wine Estates close Saturday and Sunday afternoons.

    Villas
    The houses are all owner-occupied and therefore subject to their taste. The property is a private home and far removed from the basic holiday rental property. As a result the property is full of personal possessions and character and should be treated with due care. Pre-season and regular inspections of the villas are made but if anything is missing let us know.

    Weather
    Cape Town has a Mediterranean climate with little rain during the summer season, December to March. Average temperatures range from 10 0C in winter to 30 0C in summer. In summer the prevailing wind is from the South East. Beware of the sun. Mornings tend to be less windy. The Atlantic Ocean is cold, the Indian Ocean warmer.
