Buyer's blues.
Buyer's blues.
You wont get them if you follow a checklist, but remember always consult a lawyer for professional property advice. This guide is for information purposes only and is not a substitute for such advice.
So you are going to buy that villa in Cape Town
.but before you do:
Contact somebody who knows Cape Town, ask their advice. Contact the South African Embassy.
Get some good advice and contact a Cape Town property search agent make sure they are reputable. Assess their level of expertise and professionalism.
Understand the procedure involved in buying abroad and the costs.
Set a budget; just how much can you afford? Remember that currencies fluctuate and so does any tax and therefore your investment.
Define what you are looking for, have a clear idea in your head. Just how long will you be staying in Cape Town? Make sure the agent knows exactly what you are looking for
. villa or apartment, beach or vinyard, gated development or golf estate.
In becoming a resident or a non-resident certain residency procedures will require compliance.
Get out there and look, try to view as much accommodation as possible to give you an idea of what is available in your chosen areas. Start that villa/house hunt and make those note......good and bad.
Never stop asking all the essential questions and by the way just who will look after your villa/house when you are 7,000 miles away? Ask the search agent. What about a holiday rental whilst you're not at home?
Like what you see? Make an offer but only after you have taken legal advise before signing anything or handing over money. Remember the South African legal stages for purchase are not the same as in the U.K. Once you sign the Agreement of sale (provided by the estate agent) except for certain instances thats it, theres no proper house survey or valuation (unless purchased with a mortgage or bond). The villa is
yours no waiting for exchange of contracts, you did that when you signed the Agreement. 4-6 weeks later, transfer takes place.
Now the exciting part. Just where is that moving in guide?
However, moving can be a stressful experience particularly in a foreign country but at least English is an official language.
How about letting the villa for holidays?
Move in and just see how many friends you have back in the U.K!
